Las Velas Village Frequently Asked Questions

Q:          When will Las Velas be Completed?
A:           Las Velas is completed and ready for occupancy.

Q:           Will there be deeded boat slips?
A:        There areBoat Slips made of concrete pilings and wood deck at Las Velas Village. These boat slips are 9.5′ x 22′ and will have water,     electric and a fish cleaning station. 2-4 Boat slips will remain open for temporary boat parking.  The remaining boat slips may be sold separately .

Q: Will there be boat storage on site?
A: There will be no on-site storage for boats  and boat trailers. The 500 Building will have additional storage

Q:  Will there be  assigned parking spaces?
A:  Each unit will have one reserved parking space and one unassigned.   

Q: Are there rental  restrictions at Las Velas Villages?
A: Per the condo declaration (Page 17, 12.01.c.) states “…a period less than 3 nights;” however the Association may impose  a 3-5 day rental minimum if so voted, also parking (2 spaces)  and occupancy restrictions (8 persons total). On site check in for renters and unaccompanied owner’s guests. Renters may not have pets. The goal is to achieve full service management for the Homeowners Association.

Q: Will there be any pet restrictions?
A: Las Velas owners are permitted to have pet under 40lbs.  All pets must be on a leash.

Q: Will there be gated security?
A: The property provides gated entry at the entrance of Las Velas Village just past the neighboring South Padre Marina.

Q: What are the estimated annual taxes and  insurance?
A:  The taxes and insurance amounts have been estimated for each unit are as follows: TAXES: Unit A: $7,247.75 Unit B:  $6,885.36 Unit C: TBD Unit D: TBD
INSURANCE:   Unit A: $2,277.00 Unit B:  $2,202.00 Unit C: TBD Unit D: TBD

Q: What are the Reoccurring annual maintenance HOA fees?
A:  The fees have been estimated for each unit and are as follows:
HOA FEES: Unit A:  $4,871.40 Unit B:  $4,678.92 Unit C&D: TBD

Q: What does  the Monthly HOA fee cover?
A:   HOA fees cover cable, water, maintenance, management and trash. Electricity is individually metered.
